Whether it’s for your home, rental property or business, scheduling maintenance for your HVAC system should be simple from your point of view: Just give us a call and we’ll handle the rest.

But do you know what all goes into an HVAC maintenance appointment? If it’s done right, there’s a lot to do. This is why it’s so important to schedule maintenance before you notice anything wrong with your AC. It may seem like just a binary matter: Either it works or it doesn’t. But there are a lot of moving parts in an air conditioning system, and we go step-by-step through each of them to make sure they’re operating at their best. One bad piece will cause the rest of the unit to break down that much more quickly.

First and foremost, we clean. With so many moving parts, AC units have a lot of nooks and crannies where dust, debris and even mold can gather. Of course, the filter is the biggest gathering spot, because that’s its job: to collect particles and keep them from getting into the unit and circulating through the building. Ironically, this means that the better a filter works, the sooner it will stop working. By collecting all that dust and debris, the filter will soon hinder the air flow and impede the unit’s efficiency. So it’s important that the filter be cleaned or replaced on a regular basis.

In addition to the filter, clean condensate drains are an especially big deal in humid Florida. Clogged drains mean leaks and overflow—never a good thing.

Standard Maintenance Call

During any standard maintenance call we’re also keeping an eye out for additional issues. Based on your unit’s condition, we might recommend a deep cleaning of the coils, which will also become less efficient when they gather dirt. Pulling and deep cleaning the coils can take a lot of time, but it’s absolutely worth it if we see that they’re in poor condition.

Same goes for your ductwork. We’ll let you know what we see, but if it’s been a while, your ducts will probably need a thorough cleaning. You can now schedule a duct cleaning with Air America, so that your whole system is clean, front to back.

Even the best, latest, state-of-the-art HVAC units need to be cleaned to maintain efficiency and longevity. But we also perform other tasks during a maintenance appointment. We straighten the coil fins for maximum airflow. We check refrigerant levels and investigate for leaks (refrigerant leaks are a big environmental concern). We also check for air leaks in the ducts and measure airflow through the coil. We make sure the all of the unit’s electrical systems are operating properly. We oil the motors and check the belts for wear. We also make sure the thermostat is accurate, to ensure your unit is coming on at the right time and only operating as long as it has to.
